This former state farm comprises four existing buildings, of which at least two are scheduled for demolition in line with the approved development plan. The two outer buildings (see photos) remain suitable for housing young stock. The two inner buildings are being replaced by a single, modern dairy facility.
A fully approved and funded investment project with a total value of €1,344,709 has been secured, requiring a 30% equity contribution. This project includes the complete dairy infrastructure, such as milking robots, 128 cubicles, and a self-propelled feed mixing wagon. Construction is currently in progress (see photos).
The site offers sufficient space and permits to expand to a capacity of up to 300 dairy cows, providing significant future growth potential.
The owners hold a long-term (leasehold) agreement with ADC (a government organization) covering 5.8 hectares of building land and 40 hectares of agricultural land. The contract was concluded in 2005 for a 49-year termand can be extended without difficulty, ensuring long-term land security.
In addition, a second investment application has been submitted for field machinery, including a forage harvester, with a total value of approximately €400,000 (approval pending).
The farm is fully connected to adequate electricity and water infrastructure, including 60 m³ of buffer water storage. The existing facilities are currently used for beef cattle, allowing continuity of operations during the transition phase. Construction of the first new barn is progressing rapidly.
Within a few kilometers of the site, an additional farm operated by an elderly owner is expected to become available, offering 200 hectares of leased land and 55 hectares of owned land, representing a strategic expansion opportunity.
The Bistrița region is highly suitable from a climatic perspective for dairy production. The area is home to several high-performing dairy farms, operating a combined total of approximately 18 milking robots (a recognized “Lely cluster”), underlining the region’s proven suitability for modern, robotized dairy farming.
